Terms of Use

These Terms of Use govern all bookings and stays at J Group Villas properties. By submitting a booking request, you confirm that you have read, understood, and agree to be bound by these terms on behalf of yourself and all members of your party.

1. The Parties

"We", "us", "the Owner" refers to J Group Villas, Mont Choisy, Grand Baie, Mauritius.
"You", "the Guest" refers to the lead guest named on the booking, who accepts these terms on behalf of the entire party.
"The Property" or "Villa" refers to the specific villa booked (Villa Corail, Villa Azur, or Villa Soleil).

2. Booking Process

All bookings follow a three-stage process:

• Step 1 — Request: You submit a booking request via our website or direct enquiry. This is not a confirmed reservation.
• Step 2 — Confirmation: We review availability and respond within 24 hours. If the dates are available, we send a formal confirmation email with payment instructions.
• Step 3 — Payment: Your booking is secured upon receipt of the deposit payment (see Section 3). Until the deposit is received, dates are not held.

A binding contract between you and J Group Villas is formed only when we have (a) confirmed the booking in writing and (b) received the deposit payment.

3. Payment Terms

Payments are processed via PayPal. All amounts are stated in Euros (€). You are responsible for any bank transfer fees or currency conversion charges applied by your financial institution.

If the balance is not received by the due date, we reserve the right to treat the booking as cancelled and apply the cancellation policy below.

4. Cancellation Policy

All cancellations must be made in writing to [email protected]. The cancellation date is the date we receive your written notice.

We strongly recommend that you take out comprehensive travel insurance that covers holiday cancellation.

5. Arrival & Departure

• Check-in: From 14:00 (2:00 PM) on the day of arrival. We will send arrival instructions and access details in advance.
• Check-out: By 11:00 (11:00 AM) on the day of departure. Late check-out may be available on request and subject to availability.
• Early arrivals and late check-outs are not guaranteed and must be agreed in advance. Additional charges may apply.
• Please ensure the villa is left in a clean and tidy condition. All personal belongings must be removed by checkout.

6. Occupancy

Each villa sleeps a maximum of 6 guests. The number of guests must be declared at the time of booking and must not be exceeded during the stay. Exceeding the maximum occupancy is a material breach of these terms and may result in immediate termination of the rental with no refund.

The lead guest named on the booking must be at least 18 years of age and must reside at the villa throughout the stay.

7. Damage Deposit

A refundable security deposit of €500 is required on or before arrival. This deposit is held as security against any damage to the villa, its contents, or the property caused during your stay beyond fair wear and tear.

The deposit will be returned in full within 7 days of your departure, subject to an inspection of the property. If damage is found, we will provide an itemised account of any deductions. If damage exceeds the deposit amount, you remain liable for the difference.

8. House Rules

By accepting these terms, you agree to observe the following rules during your stay:

• No smoking inside any part of the villa. Smoking is permitted in designated outdoor areas only. A cleaning surcharge of €150 applies if this rule is breached.
• No parties, events, or gatherings beyond the stated maximum occupancy. The villa is a private residential property — please respect the neighbours.
• Noise must be kept to a reasonable level, especially between 22:00 and 08:00.
• Pets are not permitted unless explicitly agreed in writing prior to arrival.
• Pool safety — children must be supervised at all times around the pool. Pool use is at your own risk.
• Villa contents must not be removed from the property.
• You are responsible for securing the property when you are out. Do not leave doors or windows open or unlocked.

Serious or repeated breach of house rules may result in termination of the rental with no refund and removal from the property.

9. Our Right to Cancel

We reserve the right to cancel a confirmed booking in the following circumstances:

• Force majeure — events outside our reasonable control (natural disaster, fire, flooding, government action, pandemic, etc.) that prevent us from making the villa available.
• The villa becomes uninhabitable due to damage, structural issues, or essential services failure.
• Non-payment of the balance by the due date.

In the event of a cancellation by us, we will provide a full refund of all amounts paid. This is our sole liability; we are not responsible for travel costs, flights, or other expenses you may have incurred.

10. Liability

J Group Villas takes all reasonable steps to ensure the villas are safe and well-maintained. However:

• We are not liable for any personal injury, illness, loss, or damage to personal property during your stay, except where caused by our negligence.
• Use of the pool, beach, and outdoor areas is entirely at the guest's own risk.
• We are not responsible for disruption caused by construction, utility outages, or other factors outside our control.
• We are not liable for any indirect or consequential loss.

Our total liability to you is limited to the amount of the rental fee paid for your stay.

11. Website Use

The content on jgroupvillas.com is provided for information purposes only. We make reasonable efforts to ensure accuracy but cannot guarantee that the website is free from errors or that it will always be available. All intellectual property on this website, including photographs and text, is owned by J Group Villas and may not be reproduced without written permission.

12. Governing Law & Disputes

These Terms of Use are governed by and construed in accordance with the laws of the Republic of Mauritius.

Any dispute arising from or in connection with a booking or stay at J Group Villas that cannot be resolved by mutual agreement shall be subject to the exclusive jurisdiction of the courts of Mauritius.
